<br /> <br />4. a to construct a <br />building his front yard. The structure approximately 14 feet from the <br />property line and 10 feet from the side yard property line (per submitted drawings). The <br />structure location would be on the north side of the parcel, adjacent to the existing <br />driveway and attached single stall garage. <br /> <br /> <br />4.2 The Olson home was originally constructed in 1940 and lies on a rectangular parcel <br />approximately 100 feet wide by 247 feet deep or 24,770 square feet in size. The lot has <br />an impervious coverage allowance of 7,431 sq. ft. of which approximately 3,689 sq. ft. is <br />being utilized. The existing principal structure is approximately 1,150 sq. ft and includes <br />a single stall attached garage that is approximately 230 sq. ft. The existing principal <br />structure is set back an estimated 66 feet from the front property line adjacent to Old <br />Highway 8. <br /> <br />4.3 The proposal seeks approval of a 980 sq. ft detached accessory building that would <br />increase the impervious total on the parcel to approximately 4,669 sq. ft. However, more <br />importantly, accessory building square footage exceeds the size of the home. Staff has <br />calculated the home to be 1,150 sq. ft., the attached garage to be 230 sq. ft., and the <br />proposed detached accessory building to be 980 sq. ft. This gives the parcel a proposed <br />total accessory building square footage of 1,210 sq. ft. or 60 sq. ft. over the parcel's <br />allowance.
