eves.
rear yard from the north side of the structure.

Mrs. Dorothy Ohnsorg, 2523 Maple Lane, did not object, but noted garages should not be
used for anything but residential uses. She said cars and trucks at C2 and Old Highway
8, located at another variance site, have been a problem.

Member Blank noted costs and locations (slope) are challenges. The garage is almost the
size of the house.

Member Peper asked if there could be a setback compromise along the front of the
property line - could there be an alternate setback? Thomas Paschke stated the staff is not
opposed to other alternatives which can be supported by hardships.

Member Bakeman expressed concern about front yard garages and setbacks along Old
Highway 8; she prefers a consistent setback where possible and 30 feet in this proposal.

Chair Mulder expressed concern about the visibility of the garage it should be back as
far as possible and use gables and awnings. The hardship is the lot and slope.

Member Stone said the structure should use similar materials and design wherever!
possible. Mr. Olson said the design and materials will be similar to the house.

Chair Mulder closed the hearing.

Motion: Member Stone moved, second by Member Bakeman, to recommend approval
of a Variance to Section 1004.01 A 7 (Location) and a 3 foot Variance to Section
1004.02D5 (Dwelling Dimensions - Side Yard Setback) allowing Chris Olson to
construct a 26 foot by 32 foot (832 sq. ft.) detached accessory building in their front yard
at 2940 Old Highway 8, based on the findings of Section 5 and the conditions of Section
6 of the project report dated March 3, 2004.

Member Peper will not support the motion. The garage should be closer to the front
property line.

Motion: Member Peper moved, second by Member Blank, to amend the motion to
support a variance of 6 feet to allow a 24 feet front yard setback, rather than 30 foot
setback.

Member Ipsen said he will oppose the amendment; the garage should be back as far as
possible.

Ayes: 1 (Should this have been 2, Peper and Blank, to 4)?

Nays: 5
