Enclosed are the applications for a <br />variance and for a conditional use permit. In response to your comments, here is our <br />information: <br /> <br />- You noted that based upon our lot being 24,740 square feet our lot afforded 7,422 square <br />feet of impervious coverage. Including the driveway, walkways, current footprint of the <br />house and attached garage and the footprint of the proposed structure, the impervious <br />coverage is estimated to be 4,765 square feet. This is below the afforded amount of <br />7,422 square feet. Therefore, we will not be requesting a variance from this section of <br />the city code. <br /> <br />-Our proposed structure will be over 864 square feet but less than 980 square feet. We <br />will be requesting a conditional use permit. As to the criteria that conditional use permits <br />are judged against, here is our response: <br />a. Impact on Traffic-Our proposed structure will most likely be set back at least <br />30 feet from the curb (this will be further determined with the assistance of <br />city engineers). This structure will not interfere with traffic or the field-of- <br />view of drivers entering into our driveway or onto Old Hwy. 8. <br />b. Impacts on parks, streets and other public facilities-We do not foresee any <br />impact on any of the above. We plan on using the existing driveway, and its <br />current street access, to gain access to the new structure. <br />c. Compatibility of the site plan...- We plan on making the structure similar in <br />nature to the existing house and attached garage. Part of the reason we <br />purchased this property was the uniqueness of the home, both inside and out. <br />We plan to add to the unique nature of our home. <br />d. We feel that such an addition to this property will add to the market value. <br />e. There should be no negative impact on the general public health, safety and <br />welfare. <br />f. We hope that home-improvement, investing in one's property and taking pride <br />in home ownership are all part of the city ofRoseville's Comprehensive Plan. <br />
