Our current home is estimated to be 1,210 square feet. <br />The existing attached garage is 230 square feet; this would allow 980 square feet for the <br />proposed structure. Based upon your recommendation, we will keep our plan for the new <br />structure under 980 square feet. Therefore, we will not be requesting a variance from this <br />section of the city code. <br /> <br /> <br />-In our letter dated December 29,2003, we noted that we would be requesting a variance <br />to the city code in order for us to build a detached garage that would lie between the front <br />property line and the front of the home. Not only would this site create less ofa financial <br />hardship than any other site on the property, this site will not impact existing trees or <br />shrubs or create run-off problems. <br />Without this variance, we would be forced to build in the backyard. The existing steep <br />slope from the front yard to the backyard would be very difficult to overcome. We have <br />only lived in this house since September 30, 2003, but we have been told by neighbors <br />that a "pooling effect" caused by water run-off occurs in our backyard, especially in the <br />springtime. Additionally, without this variance, the driveway that would lead to the <br />garage in the backyard would pass close-by the living quarters of our next-door neighbor. <br /> <br />-Our home and existing garage has gabled roofs. We plan to keep the proposed structure <br />similar in nature to the existing structures. Though we currently do not have specific <br />plans drawn for the new structure, we do not foresee a need for a variance in the city code <br />reprding the height of the proposed structure. <br /> <br />We have included additional information on the drawings that were submitted with the <br />December 29, 2003 letter. We hope that this letter, and the letter dated December 29, <br />2003, will serve as narratives for the two applications.
