I do not <br />believe it is needed and I believe it will cause a financial hardship to the existing businesses. <br /> <br />Has a study been done with the existing retail businesses to see if their profit margins could withstand the <br />competition? <br /> <br />Why add more buildings that down the road may end up being demolished because a business cannot make it <br />financially? The Conservatory in downtown Minneapolis is a perfect example of mega dollars being laid out for a <br />structure that could not sustain itself so it was tore down after 10 years. Mervyns within Rosedale is another <br />example of too many similar businesses fighting for a piece of the pie and not being able to make it. <br /> <br />Does the economy really allow for individual people to be able to afford to spend more money? Sure, <br />more options may be there for us, but can we afford to buy? Granted we cannot predict what it will be like 10 <br />years from now, but I think the late 90's was more of an anomaly then status quo. Individuals and businesses <br />have been paying for our carefree production and spending of that time. <br /> <br />I am sorry I do not have suggestions as to how to use the property, but I just strongly feel additional retail is not <br />the answer. <br /> <br />Delores Mordorski <br />Roseville <br /> <br />8/4/2004 <br />
