The Arden Hills NO.3 subdivision, which includes this neighborhood,was platted in February of 1950 according <br />to our documents. To our knowledge all the building lots in this subdivision were platted with at least 100 feet of <br />frontage, some considerably more. All of us who have bought property here because we wanted to live in Arden <br />Hills 3 and enjoy its amenities, had to buy lots with at least 100 feet of frontage. <br /> <br />The petition for a 16 foot variance from the regular Roseville minimum of 85 feet for a new owner is actually a <br />petition for a 31 foot variance from the 100 foot minimum that applied to all of the rest of us. A 69 foot lot right next <br />to a 131 foot lot and across from a 200 to 300 foot lot amidst 100 foot lots, is very much out of character in our <br />opinion, <br /> <br />2, As desirable as it may be to make another building site available in Roseville, it probably would be the oddity <br />of the neighborhood. All the homes in the immediate neighborhood are one floor ramblers. It appears to us that <br />no matter what kind of home and garage are built on the proposed 69 foot lot, it would be difficult if not impossible <br />to build one that is adequate and also compatible with the character of the neighborhood homes, particularly <br />adjacent to a 92 foot home and garage. <br /> <br />3. We also have safety and congestion concerns. The intersection of Asbury and Ridgewood Road is not a <br />typical intersection. For traffic on Asbury it is a through street, but for traffic on Ridgewood Road, approaching <br />Asbury in a southwesterly direction, up a significant incline, it requires more caution. If there are no cars parked <br />on the east side of Asbury, our view and sightlines are adequate. <br /> <br />However when cars are parked on both sides of the street, it is a different story. Through the years we have lived <br />there, this has happened when there have been family holiday gatherings, graduation open houses, etc. requiring <br />considerably more caution. <br /> <br />With another home at that intersection and another driveway, in addition to the two driveways at or very near the <br />intersection, we would anticipate more congestion on those occasions. It would help if the new driveway is placed <br />as far from the intersection as possible, and if this were a full 1 00 foot lot, the driveway could be placed 31 feet <br />further away. <br /> <br />Cars and children darting out of driveways between parked cars can produce a disaster, as it did down at the <br />other end of the block, when a 7 year old girl, who lived at that intersection, was struck and killed some years <br />ago. Our 7 year old child was playing with her at the time. <br /> <br />Because of experiencing that terrible tragedy, we must express our safety concerns, aand the hope that we will <br />not do anything here that will increase the risk that a similar disaster will occur again in our neighborhood, <br /> <br />05/06/2004 <br />
