<br />City Planner <br />City of Roseville <br />2660 Civic Center Drive <br />Rosevillet MN 55113 <br /> <br />Dear Mr. Paschke: <br /> <br /> <br /> <br />We are enclosing a Variance Application Form, for a variance to front yard width, and a <br />completed Division of Land Application Form, with respect to our property located at 3103 <br />Asbury Street, Lots 6 and 7, Block 10, Arden Hills No.3, City of Roseville. We are also <br />enclosing the required fees and a recent Certificate of Survey of our property showing the <br />location of the buildings on this property. <br /> <br />We will be selling our property and moving into Applewood Pointe in summer/late summer <br />2004. We are requesting variance to the minimum front yard width of 85 feet so that the part <br />of Lot 7 on the south side of our house could be used to build a properly designed, single-family <br />dwelling appropriate to this neighborhood, while meeting the building setback requirements. <br /> <br />Weare requesting the variance at this time for the following reasons: <br /> <br />(1) Realtors that we are interviewing point out that astute prospective buyers will want to <br />know if that part of Lot 7 either is, or is not, a buildable lot. <br /> <br />(2) The unfortunate location of the buildings on Lots 6 and 7 was established by the <br />original builders and owners, Mr. and Mrs. Raymond E. Johnson in the early 1950's, <br />and evidently approved by The City of Roseville, which existed at that time. We <br />purchased the property from the Johnson's in 1963 exactly as it is today, and thus the <br />location of the house and garage on the lots was beyond our control. <br /> <br />(3) To our knowledge, our property is the only double lot in this Roseville neighborhood. <br /> <br />(4) If the variance is approved, the lot width would be approximately 69 feet with a 200 <br />foot depth, or about 13,800 square feet, which is well in excess of the minimum lot area <br />of 11,000 square feet. <br /> <br />(5) One of the expressed purposes of the Applewood Pointe project is to keep seniors in the <br />community while freeing up their homes for new, young families. We fully agree with <br />this philosophy, and approving the request for variance would allow two new families <br />to move into Roseville rather than only one. <br /> <br />We respectfully request your favorable consideration of our proposed variance to front yard <br />width on Lot 7 of our property.
