<br /> <br />1 <br /> <br /> <br />a to motor , a <br />number of customers have expressed interest in purchasing vehicles on site, is not <br />pemlissible within the Light Industrial Zoning District. <br /> <br />4.2 Section 1012.09A states: The City Council may authorize an Interim Use Pemlit of <br />property. Interim uses may not be consistent with the land uses designated on the adopted <br />Land Use Plan. They may also fail to meet all of the zoning standards established for the <br />district within which it is located. <br /> <br />4.3 Section 10 l2.09B states: The City Council may attach conditions to Interim Use Permits. <br />In reviewing Interim use Permit applications, the City will establish a specific date or <br />event that will terminate the use on the property. The Council will also determine that the <br />approval of the interim use would not result in adverse effects on the public health, safety, <br />and general welfare, and that it will not impose additional costs on the public if it is <br />necessary for the public to take the property in the future. <br /> <br />4.4 Mr. Trowbridge has indicated that there would be no vehicle display (vehicles will be <br />kept in their current location behind the building); that no additional signage is necessary; <br />that hours would be limited from 8:00 a.m. to 6:00 p.m. Monday through Friday and 9:00 <br />a.m. to 2:00 p.m. Saturday; and that the Interim Use Pen11it be administratively reviewed <br />annually with no renewal beyond 3 years. <br /> <br />5.0 ST AFF COMMENTS: <br /> <br />5.1 The inclusion of semi-trailer trucks on the premises will not adversely impact the public <br />health, safety and general welfare of the surrounding properties. <br /> <br />5.2 Truck repair is currently being completed on the premises as a pemlitted use in a Light <br />Industrial District (I-l). <br /> <br />6.0 ST AFF RECOMMENDATION: <br /> <br />6.1 The Community Development Staff recommended approval of a Three Year INTERIM <br />USE PERMIT in accordance with Section 1012.09A and B of the Roseville City Code, <br />for property located at 1755 County Road C, subject to three conditions. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On May 5,2004, the Roseville Planning Commission held the public hearing regarding <br />the request by Anthony Trowbridge for an Interim Use Permit at 1755 County Road C. <br />No citizens were present to address the Commission.
