<br /> <br />June 16, 2004 <br /> <br />Ms Akpene Asempa <br />3225 Meadow Brook Ct. <br />Vadnais Heights, MN 55127 <br /> <br />RE: Request for a Conditional Use Permit, at 1895 Rice Street (PF3570) <br /> <br />Dear Ms. Asempa: <br /> <br />This letter is to confirm the Roseville City Council action on June 14, 2004 relative to <br />your request for approval of a Conditional Use Permit to allow the operation of an adult <br />day care facility within a multi-tenant business building located at 1895 Rice Street. <br /> <br />The City Council approved your request, subject to your compliance with the following <br />conditions: <br /> <br />1. The operation (approximately 1,150 sq. ft. with a minimum of 40 sq. ft. <br />per adult and staff present at any time) shall be an adult day care center <br />only. (No children). The center will be operated from 8:00 am to 4:30 pm <br />Monday through Friday. Exterior seating or patio areas must be separated <br />by fence or parking curbs from parking areas. <br /> <br />2. Building and Fire inspections for the proposed use shall be done prior to <br />issuance of any renovation pem1its. The building shall meet building and <br />fire code requirements, prior to occupancy. Signage must be part ofthe <br />sign package for the entire building, approved by the building owner, <br />Kissell. The owner shall designate (by signs in the parking lot) a minimum <br />of ten parking spaces specifically for the use of the day care facility. The <br />spaces shall be the closest existing spaces to the entry door of the day car <br />center. <br /> <br />3. The property owner (Kissell) shall record the approved conditional use <br />permit with the Ramsey County Recorder prior to the issuance of any <br />building permit or within sixty days of approval, whichever is less <br />(SectionlO13.01-City Code). <br /> <br />4. The conditional use permit shall expire within six months of the date of <br />City Council approval if a building permit or a certificate of occupancy is <br />not obtained for the approved development (Section 1013.03 of the City <br />Code). <br /> <br />
