The applicant must record the two lot minor subdivision within 60 days after the <br />approval of the City Council. <br /> <br />7.0 PLANNING COMMISSION ACTION: <br /> <br />7.1 On Wednesday, June 2, 2004 the Roseville Planning Commission held the public hearing <br />regarding the Trudeau request. At the hearing, one citizen addressed the Commission <br />asking a number of questions regarding the size of the two parcels and the required <br />setbacks. The Commission received four written responses (attached) objecting to the <br />proposal. <br /> <br />7.2 The Planning Commission indicated concerns over supporting the creation of two <br />substandard residential parcels and that the lot design and subsequent home would be out <br />of character with the neighborhood. <br /> <br />7.3 The Planning Commission voted (4-0) to recommend DENIAL of the request because the <br />Commission concluded that there was no hardship present to support a Code deviation; <br />the proposal creates two substandard residential parcels; the proposed lots would be out <br />of character with the neighborhood; and the vacant parcel would have limited area for a <br />house footprint that may require future variances. <br /> <br />8.0 SUGGESTED CITY COUNCIL ACTION: <br /> <br />8.1 ADOPT A RESOLUTION DENYING THE VARIANCE AND MINOR <br />SUBDIVISION request Edward Trudeau on the basis that: <br /> <br />a. No hardship can be concluded to necessitate the granting of a variance. <br /> <br />b. The proposed parcel design creates two substandard residential parcels. <br /> <br />c. The proposed design is out of character with other parcels directly adjacent to the <br />subject site. <br /> <br />d.
