<br /> <br />To understand the mix of housing and people who live in the area, a review of the demographics <br />for area was completed by city staff. The McCarrons Neighborhood Study Area is part of the <br />Roseville Planning District 15. The study area includes single-family homes, multi-family <br />apartments, townhomes, duplexes, a church, a State owned National Guard Armory, 13 business <br />and/or older industrial buildings, and one gas station (Tom' s Mobile). The following is a <br />summary of the demographic conditions (Source: Census 2000 and City demographics files) in <br />the study area. Refer to Appendix A for the full Demographic Summary. <br /> <br />Final Version <br /> <br />. <br /> <br />The total population in the area is 551, (approximately 1.5% of the total city <br />population). <br /> <br />. <br /> <br />The study area is primarily a middle aged working adult neighborhood and totaling <br />68% of the residents. <br /> <br />. <br /> <br />The residents' median age is 43 years. <br /> <br />. <br /> <br />The total number of children under the age of 18 is lower than the city average of 5%. <br /> <br />. <br /> <br />The average household has 2 occupants (which is 10% lower than the city as a <br />whole). <br /> <br />. <br /> <br />17 % of the households have children under age 18 - Y2 of which have 2 parents in the <br />household. <br /> <br />. <br /> <br />21 % of the households have seniors aged 65 years and older. <br /> <br />. <br /> <br />On a percent basis, there are actually fewer seniors (21 %) living in these households <br />than throughout the city (31 %). (This may reflect the lack of senior housing in the <br />area and the low number of seniors living in the rental units). <br /> <br />. <br /> <br />The rental units had a 2002 household income range of $43,000 to $47,000, while the <br />majority of single family homes incomes range from $56,000 to $88,000. <br /> <br />. <br /> <br />There are 259 occupied housing units in the study area, of which 152 (58%) are <br />owned and 107 (42%) are rental units. <br /> <br />. <br /> <br />Single family detached homes represent 141 units; there are 11 double dwelling units; <br />101 apartments, and 6 townhomes. <br /> <br />7 <br /> <br />July 26, 2004 <br />
