<br /> <br /> <br />Department <br />TP /DPW <br /> <br />Agenda Section: <br />INFORMATION <br /> <br />Item Description: Sketch Plan Review of a proposal Guptil Contracting to redevelop 185 <br />McCarrons Boulevard (PF3575). <br /> <br />1.0 BRIEF REVIEW of PROJECT: <br /> <br />1.1 Dennis Guptil, Guptil Contracting, has prepared a Sketch Plan for review by the Planning <br />Comnussion, which plan proposes to redevelop the existing single family home into a 40 <br />unit condominium and the northern portion of the parcel into 6 town homes. The <br />proposed project is consistent with the Comprehensive Plan's High Density designation, <br />but a subdivision plat and a planned unit development/rezoning are required. <br /> <br />1.2 The 2.6 acre parcel lies between North McCarrons Boulevard and Elmer Street and <br />includes a large pond/wetland and included a dated single family home. Mr. Guptil has <br />been working with the Housing & Redevelopment Authority (HRA) and the Community <br />Development Department on the proposed redevelopment plan. <br /> <br />1.3 The current proposal seeks to redevelop the site into 40 condominium units in one <br />structure with access to North McCarrons Boulevard and 6 town home units with access <br />to Elmer Street. The condominium complex would be three storied in height and include <br />underground and surface parking. Shared parking with the adjacent church is also being <br />discussed. The town homes will be 2 to 2-1/2 stories and include 2 stall garages. <br /> <br />1.4 The HRA has been in the process of approving the McCarrons Neighborhood Master <br />Plan, a component of which included the redevelopment of the subject site. Mr. Guptil's <br />proposal will be required to meet the requirements of this Plan and those of the Roseville <br />City Code under the Planned Unit Development process. <br /> <br />2.0 SUGGESTED ACTION: <br /> <br />2.1 Provide Mr. Guptil and staff with your comments and questions pertaining to the <br />redevelopment proposaL <br /> <br />PF3547 RPCA 020404 - Page 1 of 1 <br />
