The proposed use will not negatively impact the market value of contiguous <br />properties and the proposal does not propose outdoor overnight storage of <br />vehicles on the premises. <br /> <br />.. The proposed use will not have an impact on the health, safety, and general <br />welfare of this area of Roseville. <br /> <br />5.2 The proposed use (an interim use) as a vehicle sales, rental and/or leasing business is a <br />compatible land use for this area of Roseville. <br /> <br />5.3 Vehicle repair will not be completed on the premises. <br /> <br />6.0 STAFF RECOMMENDATION: <br /> <br />6.1 The Community Development Department recommends approval of the request <br />Simpson's Auto Sales for an interim use permit to allow property at 2660 Cleveland <br />Avenue to be used as a vehicle sales/rental/leasing business consistent with Interim Use <br />requirements of the Roseville City Code, subject to the following conditions: <br /> <br />a. The use of the premises, 2660 Cleveland Avenue, is for a vehicle rental, <br />leasing, and resale business consistent with Section 1007.03C of the <br />Roseville City Code, with daily operations including, title work, display, <br />leasing, and sales, and rental, accounting, financing, and other business <br />related activities. (Vehicle repair, painting, and/or degreasing shall be <br />prohibited in the building and on the parking lot.) <br /> <br />b. The total tenant space is composed of an office and vehicle showroom of <br />approximately 3,000 sq. ft. <br /> <br />c. Up to 10 vehicles may be displayed outdoors for daytime display only on <br />the paved parking lot adjoining the north side of the building.
