The Council will also determine that <br />the approval of the interim use would not result in adverse effects on the public health, <br />safety, and general welfare, and that it will not impose additional costs on the public if it <br />is necessary for the public to take the property in the future. <br /> <br />4.4 Mr. Simpson has not indicated on the site plan a need for overnight exterior vehicle <br />display (staff assumes vehicles will be kept in the building at night), reducing security <br />and night time policing issues. Additional signage is necessary on the awning, and a sign <br />permit will be applied for. The building has an overhead door that allows for vehicle <br />entry to the 3,000 s.f. leased space. Fire and building inspection must occur in the <br />building to determine the adequacy of the fire suppression\safety and floor drain and <br />sewer venting systems. <br /> <br />4.5 Hours should be limited from 8:00 a.m. to 6:00 p.m. Monday through Friday and 9:00 <br />a.m. to 5:00 p.m. Saturday; and the Interim Use Permit should be administratively <br />reviewed annually with no renewal beyond 3 years. Mr. Simpson, in his application, <br />understands and concurs with the temporary nature of the interim use. <br /> <br />5.0 STAFF COMMENTS: <br /> <br />5.1 The inclusion of temporary vehicle display on the premises will not adversely impact the <br />public health, safety and general welfare of the surrounding properties. The Community <br />Development Department has determined the following: <br /> <br />· The request will have a minimal impact on traffic in the neighborhood. The area <br />surrounding 2660 Cleveland Avenue is predominately office, warehouse, <br />showroom, and business uses, mostly within multi tenant facilities.
