The automotive rental and leasing use being restricted to 12 on-site <br />parking spaces, specifically 8 parallel spaces to be provided adjacent to the <br />south property line (at the required 5 foot setback) and 4 spaces at the <br />southwest corner of the western parking area.. <br /> <br />F. Visitor/customer parking being located in the 11 on-site parking spaces <br />along the south side of the building adjacent to the entry. <br /> <br />G. The trash enclosure being constructed of similar materials as that of the <br />principal structure and placed on the site in a suitable location. Because of <br />the weight of the dumpster when filled with discarded glass, its design and <br />location must be screened but may eliminate the roof and be detached <br />from the principal structure. <br /> <br />I. The building being comprised of integral colored rock faced masonry units <br />with banding accentuation, pre-finished metal trim, and metal or <br />aluminum windows, as per the plans submitted on June 3, 2003. <br /> <br />J. Review and approval of the utility, grading, and driveway accesses by the <br />Roseville Public Works Department and storm water drainage plan for the <br />site by the Rice Creek Watershed. <br /> <br />K. The structure being limited to a maximum height of 3 stories. <br /> <br />L. Signage and site lighting meeting the requirements of Section l009 and <br />1010 of the Roseville City Code respectively. <br /> <br />Member Bakeman asked for details of trash dumpster locations. Thomas Paschke <br />explained how the staff is working with the owners to resolve the location. <br /> <br />Member Pust asked for clarification regarding neighboring parcels (Burger King). <br /> <br />Member Traynor asked if the structure will be two stories (yes, with a mezzanine and <br />two-story office space. Three stories are allowed in a B-3 zone.) <br /> <br />Chair Mulder asked if the building was three stories would there be adequate parking <br />(unknown at this time, depends upon use of building). <br />
