to a Roseville, County of Ramsey, Minnesota, was held on the 26th day of July, 2004, at 6:30 p.m. The following members were present: and the following were absent: None Kough, Maschka, Schroeder, Klausing Council Member Maschka introduced the following resolution and moved its adoption: RESOLUTION NO. 10233 A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR ROD ELLISON TO ALLOW THE REDEVELOPMENT OF 2597 CLEVELAND AVENUE INTO A 9,000 SQ. FT. OFFICE, AUTO SERVICE & AUTO LEASING FACILITY (PF3582). WHEREAS, Rod Ellison in cooperation with Jerry Laden Trustee, seeks approval of a Conditional Use Pennit to allow a the redevelopment of the property at 2597 Cleveland Avenue into a office, auto service, and auto leasing facility; and WHEREAS; the property located at 2597 Cleveland Avenue is legally described as: SEE EXHIBIT" A" PIN: 08-29-23-11-0020 WHEREAS; the Auto Glass Today desires to be the primary occupant within a 9,000 sq. ft. facility to be constructed at 2597 Cleveland Avenue including, but not limited to, office, auto service, and auto leasing; and WHEREAS; the use of the property has been determined to meet the criteria set forth within Section 1013.01; and WHERE the Roseville Planning Commission on July 7, 2004 held the public hearing regarding the Rod Ellison request and unanimously (6-0) recommended approved, subject to 12 conditions; NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to approve the request by Rod Ellison and Jerry Laden Trustee for a CONDITIONAL USE PERMT to allow the redevelopment of 2597 Cleveland Avenue, subject to the following conditions: 1. The proposed structure being placed at the required side yard setback, ten feet from the north property line, to allow for flexible parking on the south side of the building. 2. The proposed mixed commercial structure being limited to a size not to exceed 9,000 sq. ft. 1
