<br /> <br /> <br />Department <br />TP\DPW <br /> <br />Item Description: <br /> <br />DATE: <br />ITEM NO: 5b <br /> <br />Agenda Section <br />PUBLIC HEARING <br /> <br />A request by United Properties to approve a PRELIMINARY PLAT of a <br />replat of Lots 13 - 19 Applewood Point of Arona (PF3586). <br /> <br /> <br />1.0 REQUESTED ACTION <br /> <br />1.1 United Properties seeks to realign town home lots in the third group of Phase 1. If <br />approved, the shift will move lots 13 through 18 five feet further north. In order to <br />complete this work, United Properties seeks approval of a PRELIMINARY PLAT within <br />the App1ewood Point development. A new plat will be created for these lots. <br /> <br />PROJECT REVIEW HISTORY <br />. Application Submitted & Determined Complete on June 10, 2004. <br />· 60 Day Review Deadline August 10, 2004. <br />· Project Report Recommendation Approval, July 7,2004. <br />· Anticipated City Council Action - July 12,2004. <br /> <br />2.0 SUMMARY of RECOMMENDATION: <br /> <br />2.1 The Community Development Department recommends approval of the Preliminary Plat <br />by United Properties. This project simply moves the alignment of 6 units five feet further <br />north, and remains consistent with the original PUD requirements. This item, if supported <br />by the Planning Commission, will be placed on the Council Agenda as both preliminary <br />and final plat approval. <br /> <br />3.0 SUGGESTED PLANNING COMMISSION ACTION: <br /> <br />3.1 By motion, recommend approval of the PRELIMINARY PLAT. <br /> <br />PF3586_RPCA_070704.doc Page 1 of 1 <br />
