<br /> <br /> <br /> <br />RE: <br /> <br />of Proposed <br /> <br />Split. <br /> <br />Dear Mr. Zheng: <br /> <br />Thank you for your recent submittal requesting a MINOR SUBDIVISION or your property. <br />Development Review Committee recently reviewed your proposal and determined the following: <br /> <br />III The parcel has an address of County Road B and therefore the front yard is determined to <br />be the area south of the front of the home and a rear yard opposite the front or that <br />portion of the yard from the rear of the home to the north property line. <br /> <br />.. Section 1004.015 requires all principal structures to be set back a minimum of 30 feet <br />from a rear propeliy line. In the case of the existing site, the nOlih of your home would <br />need to be a minimum of 30 feet from a new propeliy line. The proposal, as previously <br />discussed, had this propeliy line identified incorrectly as a side yard. <br /> <br />II The current proposal requires a VARIANCE as well as the previously submitted MINOR <br />SUBDIVISION. I have enclosed a VARIANCE application should you desire to <br />continue the process. However. past actions bv the City Council have not supported such <br />land divisions. <br /> <br />As an outcome of the Development ReviewCm:nmittee's (l <br />MINOR SUBDIVISION has been determined incomplete and cannot be processed until <br />accompanied by a VARIANCE application.
