City records are unclear when the <br />detached garage was constructed. <br /> <br />5.2 Section 1004.01A5 (Maximum Total Surface Area) states: "Including detached accessory <br />structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone <br />or other paver), the total impervious surface on a resident lot or parcel shall not exceed <br />30% the total lot or parcel size". <br /> <br />5.3 The existing principal structure (home) is set back 30 feet from the property line adjacent <br />to Oakcrest Avenue and the existing detached accessory structure is set back an estimated <br />70 feet into the rear yard. <br /> <br />5.4 The parcel is 11,625 square feet in size affording 3,488 square feet of impervious <br />coverage. Currently the parcel includes an estimated 3,839 sq. ft. of impervious coverage <br />or an overage of351 sq. ft.
