<br /> <br />4. <br /> <br /> <br />structure <br />same <br /> <br /> <br />4.2 <br /> <br />Section 1004.01 A5 <br />coverage 30% <br /> <br /> <br />to a <br /> <br /> <br />The proposal by the Rehnbergs seeks allowance of an increase the parcels overall <br />impervious coverage from an allowable 2,412 sq. ft. to a proposed 3,557 sq. <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 The original structure (house) was built in 1952 and lies on a rectangular parcel that is 60 <br />feet wide and 134 feet deep or 8,040 square feet. City records are unclear when the <br />original detached garage was constructed. <br /> <br />5.2 The Rehnbergs share their driveway with the neighbor to the west, 1322 Shryer Avenue, <br />which creates limited options to redesign the existing driveway in an attempt to reduce <br />impervious coverage. Both parcels, as well as the neighbor to the east, 1312 Shryer <br />A venue, have long driveways with the detached garage in the rear of the parcel. <br /> <br />5.3 Section 1004.01A5 (Maximum Total Surface Area) states: "Including detached accessory <br />structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone <br />or other paver), the total impervious surface on a resident lot or parcel shall not exceed <br />30% the total lot or parcel size". <br /> <br />5.4 The existing principal structure (home) is set back an estimated 32 feet from the front <br />property line adjacent to Shryer Avenue and the former detached accessory structure was <br />located approximately 83 feet from the front property line. <br /> <br />5.5 The parcel is 8,040 square feet in size affording 2,412 square feet of impervious <br />coverage. Currently the parcel includes an estimated 2,185 sq. ft. of impervious coverage <br />or 227 sq. ft. remaining under the maximum allowance. If the former garage was <br />included (recently removed) the total impervious coverage would have been 2,493 sq. ft. <br />of81 sq. ft. over the maximum allowed by code.
