<br />BUILDING SHEll CONDITION REQUIREMENTS <br />Secure Computing <br />June 23, 2004 <br /> <br />Landlord shall provide, at no cost to Tenant, the following Base Building <br />Shell Conditions and shall provide the Leased Premises in a clean and <br />satisfactory manner prior to the commencement of Tenant Improvements. <br />In addition, Landlord must provide a Tenant Improvement Allowance in <br />the amount of $35 per rentable square foot of space. <br /> <br />The following shall apply to the Base Building Shell Condition for the Initial <br />Premises, Hold Space, Option Space, Right of First Refusal Space, <br />Contiguous Space or other space leased to Tenant during the Initial Term. <br /> <br />Pre Construction <br />General Conditions <br />Landlord will provide, at no cost to Tenant, the following General <br />Conditions during the Tenant Improvement construction phase of <br />work. <br />. Utilities including electricity, gas, water, heat and air <br />conditioning. Air conditioning may, at Landlord's option, be <br />limited to those times during the construction process when the <br />construction schedule requires the assistance of air conditioning. <br />Tenant, at Tenant's sole discretion, shall require air conditioning <br />at these times. <br />. Toilet facilities in clean and usable condition in quantities <br />sufficient to accommodate the work staff. <br />. Hoisting whether through use of an elevator, skiff or crane (if the <br />building is unfinished). The cost of hoisting large personal <br />property items requiring special hoisting shall be borne by the <br />Tenant. <br /> <br />Americans with Disabilities Act <br />Under all circumstances the Base Building Shell Condition shall <br />conform to the requirements of the Americans with Disabilities Act <br />(ADA). <br /> <br />General Construction <br />Floor Finishes <br />Concrete slab cleaned and leveled to 1/4" tolerance within a 10'0" x <br />10'0" given area (tolerances are not cumulative, elevator sills are to <br />
