BUILDING SHEll CONDITION REQUIREMENTS Secure Computing June 23, 2004 Landlord shall provide, at no cost to Tenant, the following Base Building Shell Conditions and shall provide the Leased Premises in a clean and satisfactory manner prior to the commencement of Tenant Improvements. In addition, Landlord must provide a Tenant Improvement Allowance in the amount of $35 per rentable square foot of space. The following shall apply to the Base Building Shell Condition for the Initial Premises, Hold Space, Option Space, Right of First Refusal Space, Contiguous Space or other space leased to Tenant during the Initial Term. Pre Construction General Conditions Landlord will provide, at no cost to Tenant, the following General Conditions during the Tenant Improvement construction phase of work. . Utilities including electricity, gas, water, heat and air conditioning. Air conditioning may, at Landlord's option, be limited to those times during the construction process when the construction schedule requires the assistance of air conditioning. Tenant, at Tenant's sole discretion, shall require air conditioning at these times. . Toilet facilities in clean and usable condition in quantities sufficient to accommodate the work staff. . Hoisting whether through use of an elevator, skiff or crane (if the building is unfinished). The cost of hoisting large personal property items requiring special hoisting shall be borne by the Tenant.
