<br /> <br />4.1 <br /> <br /> <br />a <br /> <br />construct <br /> <br />sq. <br /> <br /> <br />area <br /> <br /> <br />Section I <br />coverage <br /> <br /> <br /> <br />to a <br /> <br />The proposal by Mr. Bjomnes allowance of an increase in parcel's <br />impervious coverage from an allowable 2,912 to a proposed 3,380 <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 <br /> <br />The original structure (house) was built in 1977 and <br />feet wide and 108 feet deep or 9,706 square feet. <br /> <br />on a rectangular parcel <br /> <br />is 90 <br /> <br />5.2 The Bjornnes lot is considered a legal non-conforming lot because it was platted prior to <br />the current dimensional requirements for residential lots. Specifically the lot depth is <br />non-compliant at 108 versus the 110 depth requirement and it size is non-compliant at <br />9,706 sq. ft. versus the 11,000 lot size requirement. <br /> <br />5.3 Section 1004.01A5 (Maximum Total Surface Area) states: "Including detached accessory <br />structures, principal structures, pavement surfaces (asphalt, concrete and/or brick, stone <br />or other paver), the total impervious surface on a resident lot or parcel shall not exceed <br />30% the total lot or parcel size". <br /> <br />5.4 The parcel size is estimated at 9,706 sq. ft. which affords Mr. Bjornnes (or any owner) <br />2,912 sq. ft. of impervious coverage. Currently the parcel includes an estimated 2,875 sq. <br />ft. of impervious coverage or 212 sq. ft. remaining under the maximum allowance.
