It should be noted that other properties include impervious <br />coverage (structures and paved surfaces) that appear to be greater than that which the <br />applicant is seeking. Most notably are 3084 and 3088 Mount Ridge Road and 3070, <br />3074 and 3077 Evelyn Street. <br /> <br />6.0 STAFF RECOMMENDATION: <br /> <br />6.1 The Staff recommends approval of a 468 sq. ft, VARIANCE to Section 1004.01A6 of <br />the Roseville City Code to allow the construction of a 680 sq. ft. house addition at 3081 <br />Evelyn Street, based on the findings in Section 5 and the following conditions: <br /> <br />a, The house addition shall be limited to a size of 17 feet by 40 feet or 680 square <br />feet. <br /> <br />b, Total impervious coverage on the parcel shall not exceed 3,380 sq. ft. <br /> <br />c, The new principal structure addition shall be setback a minimum of 10 feet from <br />the side yard property line and 30 feet from the rear yard property line. <br /> <br />d, No other detached accessory structure or garden shed shall be permitted on the <br />parceL <br /> <br />e, A scaled and dimensioned site plan indicating all existing conditions and the <br />proposed improvement must be submitted with the building permit application. <br /> <br />f.
