<br /> <br />Sandra <br />addition on to the front <br /> <br /> <br />a construct <br />the existing attached garage. <br /> <br /> <br />4.2 Section 1004.01A6 (Maximum Total Surface Area) allows single and two family <br />residential property a maximum impervious (structure footprint and paved surfaces <br />including brick or stone pavers) coverage of30% of the lot/parcel size. <br /> <br />4.3 Section 1004.016 (Dimensional Requirements - Front Yard Setback) of the Roseville <br />City Code limits a principal structure to minimum front yard setback of 30 feet. <br /> <br />4.4 The existing home is set back 30 feet from the property line along Fernwood Street and <br />the current attached garage is set back an estimated 45 feet. The proposed 22 foot <br />addition would extend the attached garage to a point 23 feet from the front yard property <br />line. <br /> <br />4.5 The Vittori property is 10,750 sq. ft. in size affording 3,225 sq. ft. of impervious <br />coverage. Based on the submitted site plan the City Planner has determined that the <br />principal structure (house) is estimated at 1,770 sq. ft.; the existing attached garage is <br />estimated at 352 sq. ft.; the existing driveway is estimated at 904 sq. ft.; and the site <br />includes sidewalk, patio and a detached accessory structure estimated at 374 sq. ft.. The <br />total impervious coverage on the Vittori parcel is estimated at 3,540 sq. ft., which exceeds <br />the current Code requirement by 315 sq. ft. <br /> <br />4.6 The proposed expansion of the existing attached garage by 22 feet toward the front <br />property line would be completed in a mam1er not to increase the parcel's impervious <br />coverage. Specifically and as indicated on the submitted plans, a portion of the existing <br />driveway would be removed to make way for the expanded attached garage. <br /> <br />5.0 STAFF COMMENTS/FINDINGS: <br /> <br />5.1 The original structure (house) was built in 1952 and has received a number of <br />modifications (additions) since. The home lies on a rectangular parcel that is roughly 80 <br />feet in width and 134 feet in depth, for a total size of 10,7 50 sq. ft. <br /> <br />5.2 The property has a Comprehensive Land Use Map designation of Low Density <br />Residential (LR) and an Official Zoning Map designation of Single Family Residence (R- <br />1). Single family homes surround the Vittori propeliy on all sides. <br /> <br />5.3 As identified in Section 4, the principal structure (home) is set back 30 feet from the front <br />property line adjacent Fernwood Street and the attached garage is set back 45 feet from <br />the same. The proposal to construct an addition to the attached garage 22 feet in depth <br />would place the structure 23 feet from the front property line requiring a 7 foot <br />V ARIANCE to Section 1004.016.
