The structure will not create <br />an adverse impact on adjacent properties, or the adjacent neighborhood. The Staff has <br />determined that the allowance of a V ARIANCE to Section l004.01A 7 (Location) of <br />the Rosevine City Code win not alter the essential character of the locality, nor <br />adversely affect the public health, safety, or general welfare, of the city or adjacent <br />properties. <br /> <br />6.0 STAFF RECOMMENDATION: <br /> <br />6.1 The Staff recommends approval of an 88 foot VARIANCE to Section 1004.01A 7 of the <br />Roseville City Code to allow the construction of a 626 sq. ft. detached accessory building <br />32 feet from the front property line adjacent to Owasso Boulevard West, based on the <br />findings in Section 5 and the following conditions: <br /> <br />a. The detached accessory building shall be set back a minimum of 32 feet from the <br />front yard property line adjacent to Owasso Boulevard West. <br /> <br />b. The detached accessory building shall be limited to 626 sq. ft. of building <br />footprint area. <br /> <br />c. The structure shall be used for storage and personal hobby\wood working use. The <br />structure shall not be used as an accessory living unit or to conduct a home <br />occupation or commercial business. <br /> <br />d. The detached accessory building shall be limited to a maximum height of 15 feet <br />(mid-point of roof tmss). <br /> <br />e. A scaled and dimensioned site plan indicating all existing conditions and the <br />proposed improvement must be submitted with the building permit application. <br />The materials and unique architectural design (dated 10/05/04) submitted in the <br />variance application shall be the design submitted for the building permit. <br /> <br />f.
