<br /> <br />"Lot 3, Block 1, Minnesota Realty Co's, Owasso, Ramsey <br /> <br />We are requesting a variance to allow us to locate an accessory structure in our front <br />yard. The accessory structure will function as a wood working shop and be used for <br />hobby purposes and for minor home improvements. This usage will require access to <br />our existing hard top driveway for the loading of materials and supplies. A rear yard <br />location would present a hardship as the expense of extending a driveway would be <br />great due to the steep grade. An extended driveway would also be undesirable as it <br />would add hard-scape area to a natural setting and occupy a large portion of the side <br />yard area of the site that is currently well planted. <br /> <br />The main residence is setback 120 feet from the property line with an additional 60 foot <br />utility easement to the street. This setback is considerably further from the street then <br />any other home on the west side of Owasso Boulevard West and it is heavily wooded. <br />We feel that the site is well suited for this project as the deep front yard setback still <br />allows for the workshop to be in harmony with the neighborhood. <br /> <br />We have taken great care in locating our workshop project in a well wooded site. The <br />626 square foot workshop will be positioned away from any easement area, with a side <br />yard setback of 16 ft and 40 ft away from the main residence. The structure will have a <br />maximum height of 14 feet. It will be similar materially and in color to the main residence <br />with a stone base, wood siding, wood doors, wood shingle roof and wood windows. <br /> <br />The workshop will have minimal visibility from the street as it is a heavily wooded site. <br />Additional trees will be planted as well as other landscaping activities to further blend <br />this structure into its location. <br /> <br />
