<br /> <br /> <br />Department <br />DPW <br /> <br /> <br />Manager Approved: <br /> <br />Item Description: <br /> <br />A request by Super 8 Hotel 2401 Prior Avenue to Re-side the existing <br />building with a material not listed in City Design Standards Section <br />1010.02 (PF3622) Parcel No: 092923320002 <br /> <br />1.0 REQUESTED ACTION <br /> <br />Super 8 Hotel requests City Council approval to re-side the existing Hotel by <br />stripping off the exterior timber and wood finishes and applying a commercial <br />grade high quality vinyl lap siding to the building in areas not covered with brick or <br />glass. <br /> <br />2.0 STAFF FINDINGS & CONDITIONS <br /> <br />The building exterior is in need of repair. See the attached photos. Vinyl siding has been <br />used in prior additions to the Hotel (including the pool and lobby) before the commercial <br />design standards were added to the Code in 1991. Section 1010.02 specifically lists <br />approved materials that staff can issue pem1its for within commercial development areas. <br />Vinyl siding is not listed. Therefore, under City Code Section 101 0.02G, the City Council <br />is asked to make the decision as to whether the material is appropriate. <br /> <br />The site is zoned "B-IB" Limited Retail District; the comprehensive plan designates the <br />site for "B" business. <br /> <br />3.0 STAFF RECOMMENDATION <br /> <br />Staffrecommends approval since portions of the building are already sided in vinyl.
