The lot which I to divide off is 60' x 153'. It is to be divided from a lot which my
father has owned since 1949 and which I was raised in. father's lot will end up being
60'x 168' on the north side and 146.1' on the south.

At that time the lots were only 60' wide. In 1985 the adjoining lot at 1765 North Dale
was divided off in a similar manner and a house was built on it. That lot dimension is
60'xI43'. The lot on the other side (South) has a house on AltaVista Dr. but is also 60

wide.

The area is zoned for low density residential.

I wish to build a house on the lot which I plan on living in. I have enclosed a
depiction of the adjoining lots, and a copy of the original survey. I also included a
copy of the survey for the lot at 1765 North Dale.

In 1964 my father granted a slope easement to the county down to the newly installed
dale street. He gave it to them for $10.00; being assured that it would benefit him since
he would be able to do just what I am proposing. They even agreed to put in the
driveway access when the time came. This easement took 60' offairly level land and
made it into a slope.

I have enclosed a copy of that easement.

Yours truly,

James Beauclaire
