Community Development Department
651-792-7005+ fax: 651.792-7070

March 9,2005

Dear Roseville Property Owner:

You are cordially invited to attend and participate in the Roseville Development Review
Committee's (DRC) Setback Permit Hearing on Thursday, March 17, at 3:30 p.m., in the
Roseville City Hall Aspen Room - adjacent to the Community Development Department.

Robert & Stacey Barona (J.K. Thompson Building & Remodeling), 1655 Stanbridge
Avenue, seek approval of a 6 foot FRONT YARD SETBACK PERMIT to allow the
construction of a master bathroom addition which would lie 24 feet from the property line
adjacent to Stanbridge Avenue. The required front yard setback on this parcel is a minimum of
30 feet. The proposal indicates a minimum setback of24 feet. Thus the 6 foot encroachment
requires the need for the Setback Permit.

The Setback Permit process allows adjacent property owners the opportunity to comment on the
proposal in writing or to comment at the above-mentioned hearing. Should you have any
comments or questions about this particular Setback Permit application, please feel free to attend
the DRC's Administrative Hearing on Thursday, March 17, at 3:30 p.m. (Aspen Room); you
may call me at 651-792-7074; or you can e-mail meatthomas.paschke0ki.roseville.mn.us.

Attached for your information is a copy of the application, and proposed plans. If a decision to
approve the request is made, a building permit can be issued in ten (l0) days or less depending
on whether an appeal is filed by an adjacent property owner.

Thomas Paschke
City Planner

Attachments:
