<br />3 a to <br />4 pursuant to Section 1013 <br />5 detached accessory building on the premises. <br />6 <br />7 Chair Traynor opened the hearing and requested City Planner Thomas Paschke provide a <br />8 verbal summary of the project report dated May 4,2005. <br />9 <br />10 Thomas Paschke advised that Russell Cattelan, 2824 Lakeview Avenue, is seeking <br />11 approval of two variances and a conditional use permit to replace an existing non- <br />12 conforming detached accessory structure currently located in the front yard, with a larger <br />13 detached accessory structure in a similar location. <br />14 <br />15 He further advised that the Cattelan parcel is a legal, pre-existing but non-conforming <br />16 land locked parcel served by a private access easement that provides the legal access and <br />17 frontage to Lakeview Avenue (to the west of the house). Another lot and house sets <br />18 between the Cattelan house and the Lakeview Avenue right-of-way. <br />19 <br />20 Mr. Cattelan seeks approval to replace the pre-existing 504 sq. ft. detached accessory <br />21 building, located in the front yard with aI, 007 sq. ft. detached accessory structure in a <br />22 similar location in the front yard.
