West
55113

RE:

Dear Mr.Kasse:

At the held on May 19,2005, Committee
approved your request to raze and rebuild your garage and portions the porch and patio to
within three feet of your eastem property line. This will allow you to have a three foot (or more)
garage and driveway setback from your neighbor to the east. (Gene and Debra Crandall, 1397
Belmont).

Conditions attached to the setback pem1it as allowed in City Code Section 1013.05 included the

a) You have agreed to remove the existing sidewalk along the ea.st side of the garage.
b) New driveway areas will angle back to 3 feet from the property line.
c) The east property line will be staked prior to issuance of the permit and the inspector, Gerry
Proulx, will inspect that setback prior to issuance of the pemlit.
The primary slope of the new driveway will be to the south to the street and to the west into
your front yard, wherever possible, or create a swale along the east property line to direct water to
the street, not the adjoining neighbor's lot.
The maximum soffit on the east side of the garage will be I foot.

The Setback Permit process allows for an appeal of the decision (to the Variance Board) within
10 days of the hearing - in this case through May 31, 2005 by you are your adjacent neighbor, the
Crandalls. Assuming no appeal, you may complete your garage and driveway permit application
at any time. I will forward this letter and your site map directly to Gerry Proulx, our residential

wishes on a quality project.

Community Development Director 652-792-7071

Cc: Gene and Debra Crandall
Gerry Proulx
File #3644
Att: Site Plan

2660 Civic Center Drive .:.
