<br /> <br /> <br />651-792-7071 fax: 651-792-7070 <br /> <br />June 7. 2005 <br /> <br /> <br />113 <br /> <br /> <br /> <br />Dear Mr. Sulzdorf: <br /> <br />On Thursday, June 16, 2005, the Roseville Development Review Committee reviewed <br />and recommended approval of your driveway setback permit request with a series of <br />conditions. The City Code requires new (or extended) driveways to be setback 5 feet <br />from side property lines. You had requested a setback permit to place the new southerly <br />extended hard surface driveway at distances from 1 foot to 5 feet from your west propeliy <br />line. <br /> <br />Case Facts: The Sulzdorfhouse was built 1950, the house along the adjoining west <br />propeliy line (1060 Parker) in 1938. Each lot is nearly an acre in size but relatively <br />narrow 87.3 feet and deep (over 400 feet). The lots drain to the east and southeast into <br />natural lowland. Mr. Sulzdorfhas an existing detached garage over 200 feet south (to the <br />rear of his house). There is no pavement at this time. He considered pervious pavers but <br />found them too expensive. He proposes an asphalt paved driveway of 10 feet in width <br />from his existing drive, skirting the west side of his existing one stall attached garage. To <br />the west of the drive, along the fence line is a lilac hedge. To the east, and anchored in <br />concrete, is the required safety fence which Mr. Sulzdorf constructed around his pool. He <br />wishes not remove or alter the location of the pool fence, thus creating a 10 foot wide <br />drive between the property line and the pool fence. The pool area is higher than the <br />proposed drive. <br /> <br />Issues at Hand: Concern by adjoining neighbor to the west (Kathleen Kritta, 1060 <br />Parker) include snow piling along property line, drainage toward her property, reduced <br />privacy on the side of the house with bedrooms, health of the older 8 to 10 foot tall lilac <br />hedge with excavation, pavement, and added heat near the base of the hedge. She <br />recommended moving the driveway and pool fence further east to meet the 5 foot setback <br />requirement and/or narrow the width of the drive. <br /> <br />Development Review Committee Recommendation: The Development Review <br />Committee (DRC) (Thomas Paschke, Don Munson, and Dennis Welsch) <br />recommendation was that there is a reasonable, livable driveway solution.
