1

I granting a setback for this adjacent property, I
effect on my property. Who be liable for any adverse impact or damage?
such a situation, which under the circumstances seems very likely to occur.

a

is to a secondary garage/storage area is not access to
was to have constructed for Mr. Sulzdorf s the layout of
been such that this variance not have been needed.

It appears Sulzdorf supplied is requesting a l' setback
2' setback for approximately 75', and a 3' setback for approximately 13' 8". This seem to indicate
majority setback is 2 feet and less, rather than the 3' that is described, to me
proposed driveway was that it would entirely be l' from the property line.

The proposed setback variance of 1-3' will place this construction much too close to the property line.
180'ofthe proposed driveway is next to a large mature privacy hedge that follows the boundary, I am concerned about
negative impact on or death of the hedge, which will lose approximately 50% of its surface root area and be
exposed to the intense heat absorbed by the asphalt. In the event of its damage or loss, Mr. Sulzdorf would still have
his enclosed pool landscaping to provide privacy. This hedge is important to my property value,

Another concern is the impact of drainage from this large area of asphalt. There is elevated landscaping between the
pool and the pool fence enclosure. .. Where will the drainage flow? What impact will it have on my hedge and yard? I
not want wet areas to result in my yard. This is also impOliant to my property value.

I seek to protect and preserve my property and by doing so, maintain cordial relations with my neighbor. Ifthere is
something I need to do to establish opposition to this variance, please call me at 651 228-7602 (day), 651 489-
0766 (evening),

Sincerely,
Kathleen Kritta
1060 Parker Avenue

06/14/2005
