uses

uses

Temporary Clubhouse Facilities - The City Council was not particularly
concerned with the designated temporary facilities area, nor the number and size
of the proposed clubhouse facilities. However, the adjacent property owner has
raised concern with regard to the distance these temporary facilities will be
located from the adjacent property owner's bedrooms. In an effort to address this
concern, staff is suggesting the revised plan attempt to solidify the exact location
of the tent and trailers from the adjacent (south) property line (minimum 50 feet
from property line). It is further suggested that the three temporary facilities be
placed as far away as feasibly possible from the home. Temporary fencing could
also be installed.

General - The City Council stated they want indicating is a
reasonable sound barrier (wall, fence, or berm) which can reduce the level of
noise currently contemplated from the patio and the parking lot. The information
needs to review the difference from past to suggested improvements. Staff also
suggests your engineer work closely with Deb Bloom, City Engineer, to resolve
the drainage issues before submission for the March 27, 2000 City Council
meeting.

Over the past few months Roseville staff has worked closely with you and Midland Hills
to create a development plan that addressed neighborhood concern. The outcome of
Monday's Council meeting indicates the plans still require some modifications before the
Council is comfortable with the development and subsequent issuance of a CUP.

The plans should be revised accordingly and submitted to the City no later than Tuesday,
March 21. This will allow staff time to review the plans and the neighbors an
opportunity see the latest proposal. All activities (staff consideration and neighborhood
review) need to take place on or before March 22,2000. A meeting will be scheduled.
