SCHEDULE "A" <br />Schedule of Manager Duties <br />Manager shall provide the following services: <br />Assist with any special project management that may occur to the buildings from <br />time to time. <br />Meet and coordinate any additional subcontractor work that may be required to <br />maintain buildings. <br />Review all monthly invoices for correctness. <br />Perform regular and routine general building assessments, noting items that require <br />repair. <br />From time to time, meet with McGough Service Technicians to review equipment <br />operations. <br />On a monthly basis, or as required, meet with an assigned representative to review <br />building operations. <br />On a yearly basis, meet with an assigned representative to review annual “Facility <br />Management Report.” <br />Provide “best value” in pricing out required subcontracting work. <br />McGough to provide use of its Internet based work order system and will provide <br />work order updates via email. Any Corrective Maintenance to be completed by one <br />of McGough’s qualified Service Technicians or one of McGough’s subcontractor <br />partners on a “Time and Materials” basis. <br />McGough to perform Preventive Maintenance (PM) and maintain PM database using <br />its Internet based PM work order system. Preventive Maintenance to be completed <br />in a timely fashion by one of McGough’s qualified Service Technicians or one of <br />McGough’s subcontractor partners on a “Time and Materials” basis. <br />Provide 24/7 on-call support services. After-hour service to be charged on a “Time <br />and Materials” basis. <br />Upon termination of this Agreement, “Manager” shall provide “Owner” with all <br />maintenance, service and accounting records pertaining to the facilities. <br />“Manager” will honor and abide by all City of Roseville’s existing service contracts <br />and work in conjunction with existing service providers. <br /> <br />
