3 I Petroleum Brownfields Program (PBF) sites <br />22 � Site Response Section Database (SRS) sites <br />Unpermitted Dump (UNPERMDUMPS) site <br />20 � Voluntary Investigation and Cleanup Program (VICP) sites <br />129 I Total <br />Additional information about the regulatory review is found in Section 5.1— Regulatory Records Review. <br />1.5 RECOGNIZED ENVIRONMENTAL CONDITIONS <br />This assessment has revealed no evidence of recognized environmental conditions in connection with <br />the Subject Property. <br />Several historical recognized environmental conditions were discovered in connection with the Subject <br />Property. <br />The presence of low concentrations of halogenated volatile organic compounds (VOCs) in a <br />deeper aquifer at the Subject Property apparently associated with an off-site source is an <br />historical recognized environmental condition. While no determination letter has been issued <br />by the MPCA relative to this release in specific consideration to the Subject Property, it is <br />evident that the concentrations do not exceed applicable regulatory criteria for drinking water, <br />and there is no indication of any shallow impacts to soil at the Subject Property for these <br />halogenated VOCs. <br />The two LUAST incidents are historical recognized environmental conditions. Based on the <br />review of revealed information, contaminated soils and groundwater were encountered on the <br />Subject Property in relation to releases from one 10,000-gallon diesel UST and one 8,000-gallon <br />gasoline UST (leak #1794), and one 12,000-gallon diesel UST (leak #16046). Both leak sites have <br />been granted regulatory closure by the Minnesota Pollution Control Agency (MPCA). <br />Additionally, the multiple closed spill incidents on the Subject Property are historical <br />recognized environmental conditions. Specifically, ten gallons of Stryrene Monomer, four <br />gallons of hydrogen peroxide (at a 20-40% concentration) and one gallon of inethyl ethyl <br />ketone were released at the Subject Property in different incidents.
