RCA Exhibit A <br />GREATER METROPOLITAN HOUSING CORPORATION <br />15 South 5th Street <br />Suite 710 <br />Minneapolis, MN 55402 <br />RPCA Attachment C <br />phone: (612) 339-0601 <br />fax: (612) 339-0608 <br />www.gmhchousing.org <br />Greater Metropolitan Housing Corporation (GMHC) is submitting for review the preliminary plat for the <br />redevelopment of the 3-acre Dale Street Fire Station site. The submitted plat divides the property into <br />18 lots for the construction of 17 attached single level townhomes and 1 detached single family home <br />to accommodate an existing sewer easement, and one outlot. Outlot A provides drainage and utility <br />easements for the site to help manage storm water runoff, to be accomplished primarily through rain <br />garden retention areas. <br />The current preliminary plat is less dense than the previously submitted plan, which had 25 units, and <br />contains only one housing option — the single level townhomes. Similar to the previous plan, there is <br />a common area courtyard concept to foster neighbor interaction and interest. The proposed 18 units <br />meet the requirements of the MDR rezoning request and MR comprehensive land use map change <br />that was approved by the Planning Commission at the March 5, 2014 meeting. <br />Based on earlier staff feedback, the site plan includes shared driveways to help decrease curbcuts <br />and maximize on street parking. One of the buildings along Cope has also been set back slightly and <br />the exterior building elevations have varying rooflines to add architectural interest and vary the units <br />while keeping an overall craftsman feel to the development. Porches pulled out in front of the <br />garages help prevent the garages from dominating the development. <br />A park dedication for cash in lieu of land has been resubmitted for consideration; it was previously <br />granted for the last preliminary plat application on April 1, 2014. <br />Page 7 of 18 Page 1 of 9 <br />
