<br />WHEREAS, the City Planner has determined the any accessory building allowed in the <br />front yard should meet the 10 foot principal structure setback require on the parcel; and <br /> <br />WHEREAS, the Community Development Department seeks a 3 foot variance to the <br />code section to allow the detached accessory building to be placed 7 feet from the north side <br />yard property line. <br /> <br />WHEREAS, the Roseville Planning Commission held the public hearing regarding the <br />Olson request, recommending (5-1) approval of a VARIANCE to Section 1007.01A7 and a 3 <br />foot VARIANCE to Section 1004.02D5 of the Roseville City Code, based on the findings of <br />Section 5 and conditions of Section 6 of the project report dated March 3, 2004; <br /> <br />NOW THEREFORE BE IT RESOLVED, by the Roseville City Council, to approve a <br />VARIANCE to Section 1004.01A7 (Location) and a 3 foot VARIANCE to Section 1004.02D5 <br />(Dwelling Dimensions - Side Yard Setback) allowing Chris Olson to construct a 26 foot by 32 <br />foot (832 sq. ft.) detached accessory building in his front yard at 2940 Old Highway 8, based on <br />the findings of Section 5 and the following conditions: <br /> <br />1. The attached garage being limited to a depth of 26 feet, a length of 32 feet, and an <br />overall size of 832 sq. ft. <br /> <br />2. A minimum side yard setback not to encroach closer than 7 feet to the side yard <br />(north) property line. <br /> <br />3. A minimum front yard setback of 30 feet. <br /> <br />4. Impervious coverage being limited to 7,431 square feet. <br /> <br />5. A scaled and detailed site and grading plan (including property lines) being <br />submitted with the building permit application indicating the exact grades and <br />dimensions of all buildings and hard surfaces (driveway, sidewalk, patio) and the <br />proposed detached garage and additional driveway design. Should this site plan <br />be too difficult to create, a property survey will be required in its place. <br /> <br />6. The detached accessory building (garage) shall be limited to the storage of the <br />owner's vehicles, lawn and garden items, seasonally used recreational vehicles or <br />items (snowmobiles) and household items. Operation ofa home occupation is not <br />allowed within the garage. <br /> <br />7. Windows, similar in design to the home, being placed on the north, northwest and <br />southeast building walls to break-up the facade of the structure. <br /> <br />8. Gutters installed along the eaves of the detached accessory building to direct roof <br />drainage to the front and rear yards, specifically away from the adjacent <br />residential property to the north. <br /> <br />2 <br />
