As part of the process, Mr. Bilotta <br />504 <br />assured all that staff would bring forward any outstanding issues that could be added to <br />505 <br />the Development Agreement. Given the reality of this case, Mr. Bilotta noted that the <br />506 <br />developer is in a joint venture with the City Council; and expressed his assurance that <br />507 <br />reasonable mitigation requests would be agreeable to pursue. <br />508 <br />With the exception of the one single-family unit, Chair Boguszewski questioned if the <br />509 <br />townhome units with shared internal walls would be considered by the City Council to be <br />510 <br />part of their move-up housing future initiative, with a starting sales point of approximately <br />511 <br />$350,000. <br />512 <br />Mr. Bilotta confirmed that the initial marketing targets were within that range. <br />513 <br />In addressing the fence or screening, Mr. Lloyd displayed a plan, as included with the <br />514 <br />application for Preliminary Plat, showing the intent to provide some screening as the <br />515 <br />project moved forward. <br />516 <br />At the request of Member Stellmach, Mr. Lloyd confirmed that there was an existing <br />517 <br />sidewalk running north from the subject parcel, with applicable curb-cut. <br />518 <br />Applicant Representatives from GMHC <br />, Construction Manager Bill Buelow and Project <br />519 <br />Manager Eden Spencer were both present representing GMHC. <br />520 <br />Mr. Buelow clarified that, since the beginning, the site plan had always shown a 6’ fence, <br />521 <br />and it remained the intention to follow-through on that based on the results of community <br />522 <br />input to-date. <br />523 <br />As an attendee, Member Murphy opined that the open house had been well-conducted <br />524 <br />by the developer and asked Mr. Buelow how he would summarize the audience input. <br />525 <br />Mr. Buelow opined it was very positive, especially since revising the plan with everyone <br />526 <br />appearing to like this one better than the original; with neighbors only having a few minor <br />527 <br />questions, and overall supportive of this revised plan. <br />528 <br />Member Murphy concurred with that synopsis. <br />529 <br />Chair Boguszewski closed the public hearing at 8:22 p.m.; no one spoke for or against. <br />530 <br />MOTION <br />531 <br />Member Murphy moved, seconded by Member Cunningham to recommend to the <br />532 <br />City Council approval of the proposed PRELIMINARY PLAT by Greater <br />533 <br />Metropolitan Housing Corporation (GMHC) for properties addressed as 2325 and <br />534 <br />2335 Dale Street, and 657, 661, 667, and 675 Cope Street; based on the comments <br />535 <br />and findings contained the project report dated July 1, 2015. <br />536 <br />Ayes: 7 <br />537 <br />Nays: 0 <br />538 <br />Abstentions: 0 <br />539 <br />Motion carried. <br />540 <br />Chair Boguszewski noted that this item is tentatively scheduled for consideration and <br />541 <br />action by the City Council at their July 20, 2015 meeting. <br />542 <br />Recess <br />543 <br />Chair Boguszewski recessed the meeting at 8:24 p.m. and reconvened at approximately 8:30 p.m. <br />544 <br />c. PLANNING FILE No. 15-010 <br />545 <br />Request by Art Mueller for approval of a PRELIMINARY PLAT of property <br />546 <br />addressed as 2201 Acorn Road <br />547 <br />Chair Boguszewski opened the public hearing for Planning File 15-010 at 8:30 p.m. <br />548 <br />Senior Planner Bryan Lloyd provided a brief evolution of this Preliminary Plat request, as <br />549 <br />detailed in the staff report dated July 1, 2015. Mr. Lloyd noted that the most recent <br />550 <br />presentation had consisted of a sketch plan presented by Mr. Mueller last fall to the City <br />551 <br /> <br />
