1 <br />2 <br />3 <br />4 <br />5 <br />6 <br />7 <br />8 <br />9 <br />Attachment F <br />CITY of ROSEVILLE <br />PLANNED UNIT DEVELOPMENT AGREEMENT #15-019 <br />This PLANNED UNIT DEVELOPMENT AGREEMENT ("AGREEMENT"), dated <br />is entered into between the City of Roseville, a Minnesota municipal <br />corporation, of 2660 Civic Center Drive, Roseville, Minnesota 55113 ("CITY") and PPF <br />RTL Rosedale Shopping Center, LLC, by its agent Jones, Lang, LaSalle Properties, 1595 <br />Highway 36 West, with offices at 10 Rosedale Center Roseville, MN 55113 <br />("DEVELOPER"). For reference the City of Roseville project file is 15-019. <br />10 1.0 <br />11 <br />12 <br />13 <br />EFFECTIVE DATE of AGREEMENT: <br />This AGREEMENT shall be effective upon completion of all of the following: <br />1.1 <br />1.2 <br />Passage and recording of this AGREEMENT. <br />Execution of this AGREEMENT by the CITY and the DEVELOPER. <br />14 1.3 Approval of the Public Improvements Contract by the City Council of the CITY <br />15 and recording of the recording of any CITY approved public easements with the <br />16 Ramsey County Recorder. <br />17 2.0 REQUEST for PUD APPROVAL: <br />18 The DEVELOPER has requested that the CITY approve an amendment to the <br />19 Rosedale Shopping Center Planned Unit Development Agreement #3608, filed with <br />2 0 the Ramsey County Recorder's Office on March 20, 2007, as Document No. 4016531, <br />21 and filed with the Ramsey County Registrar of Titles' office on March 20, 2007, as <br />22 Document No. 1999224 ("PUD #3608") with speciiic terms and conditions for <br />2 3 redevelopment of the Rosedale Mall. <br />24 <br />25 <br />26 <br />27 <br />28 <br />29 <br />30 <br />31 <br />32 <br />33 <br />34 <br />35 <br />36 <br />37 <br />The DEVELOPER requested the amendment to permit the construction of an <br />approximately 141,000 square foot retail addition (the "RETAIL ADDITION"), a 450- <br />stall parking deck (the "Parking Deck"), up to iive buildings that may be constructed <br />on the commercial pads identified in Exhibit A as Proposed Commercial Pads 1-5 (the <br />"COMMERCIAL PADS"), and improvements and/or additions to the existing <br />roadway, site, drainage, parking lot, and landscaping (collectively, the "PROJECT") <br />on the real property legally described as follows (the "PROPERTY"): <br />11/11/15 Ver. <br />Lots 1, 2, and 3, Block 1, Rosedale Center Fifth Addition <br />Lot 1 and Lot 4, Block 1, Rosedale Fourth Addition <br />Registered Land Survey #495, Tract A <br />1 <br />
