723 TREE, UNDERSTORY: A self-supporting woody plant or species normally growing to a mature <br />724 height between 15 and 30 feet and a mature spread of at least 15 feet. Many understory trees are <br />725 considered ornamental trees. <br />726 TYPICAL ROOT PROTECTION ZONE: A circle radius around a tree in feet equal to 1.25 <br />727 times the tree's diameter breast hei�ht (in inches) for both deciduous and coniferous trees. <br />728 UNIVERSITY: See college. <br />729 USABLE OPEN SPACE: That portion of a site, outside of a required front ar corner side yard, as <br />730 extended to the rear lot line, that is available to all occupants for outdoor use. Usable open space shall <br />731 not include areas occupied by buildings, driveways, drive aisles, off-street parking, paving and <br />732 sidewalks, except that paved paths no wider than 5 feet, and pervious pavement may be included in <br />733 usable open space. Usable open space may include balconies and roof decks where specified in this <br />734 ordinance. <br />735 USE: The use of property is the purpose or activity for which the land ar building thereon is occupied <br />736 or maintained. <br />737 USE, CONDITIONAL: A conditional use is a use or structure which, because of its unique or varying <br />738 characteristics, cannot be properly classified as a permitted use in a particular district. A special <br />739 exception to the height standards of this ordinance may also be allowed as a conditional use, where <br />740 specified. After due consideration, as provided for in this ordinance, of the impact of such use or <br />741 exception upon neighboring land and of the public need for the particular use at a particular ]ocation, <br />742 the conditional use may or may not be granted. <br />743 VEHICLE: See motor vehicle. <br />744 VETERINARY CLINIC: See animal hospital. <br />745 WAREHOUSE: An establishment providing storage and distribution of inerchandise and bulk goods, <br />746 typically involving heavy truck and/or freight rail traffic. <br />747 WETLAND: An area that is inundated or saturated by surface water or groundwater at a frequency and <br />748 duration sufficient to support, and that, under normal circumstances, does not support a prevalence of <br />749 vegetation typically adapted for life in saturated soil conditions, commonly known as hydrophytic <br />750 vegetation. <br />751 WHOLESALE ESTABLISHMENT: An establishment providing storage, distribution, and sale of <br />752 merchandise and bulk goods, including mail order and catalog sales, importing, wholesale, or retail <br />753 sales of goods received by the establishment but generally not sale of goods for individual <br />754 consumption. <br />755 YARD: Open space on a lot between the principal building and the adjoining lot lines. <br />756 YARD, FRONT: A yard extending along the full length of the front lot line between the side lot lines. <br />757 YARD, REAR: A yard extending along the full length of the rear lot line between the side lot lines. <br />758 YARD, REQUIRED: See "Setback." <br />759 YARD, SIDE: A yard extending along a side lot line from the front yard to the rear yard. <br />760 YARD SALE: See garage sale. <br />761 (Ord. 1427, 7-9-2012) (Ord. 1451, 08-12-2013) <br />762 Section 2.
