Statement of Purpose: The Coininunity Mixed-Use Districts�s are designed to encolu�age <br />the development or redevelopment of mixed-use centers that may include residential, <br />office, commercial, park, civic and institutional, utility and transportation, park, and open <br />space uses. Complementary uses should be organized into cohesive districts in which <br />tnixed- or sin�le-use builciings are connected by streets, sidewalks and trails, and open <br />space to create a pedestrian-oriented environment. The CMU'-'���� districts are <br />intended to be applied to areas of the City miided for redevelopment e�-and may represent <br />varvin� de�ees of intensification with respect to land use, hours of operation, or buildin.� <br />hei �ht. <br />1. The CMU-1 Distriet is the most restrictive inixed-use district, limitin� building <br />height and excludin� the most intensive land uses, and is intended for a�plication to <br />redevelopment areas adjacent to low-density residential nei�hborhoods. <br />2. The CMU-2 District is less restrictive, being open to a wider variety of land uses and <br />building lieight, and is intended to provide transition from hi�her-intensit� <br />development to parks and other natural areas. <br />3. The CMU-3 District is intended for moderate intensity development, suitable far <br />transitions between hi�her and lower intensitv districts. <br />4. The CMU-4 District is a more intensive mixed-use district, intended for areas close <br />to hi�h-traffic roadwa_ys and large-scale commet�cial developments. <br />
