b.The proposed basins and private road will require a HomeOwners Association to be <br />109 <br />established for the purpose of funding the maintenance of these assets. It should be noted that <br />110 <br />while the proposed basins and site grading meet the requirements of the City and should meet <br />111 <br />the requirements of the watershed (watershed review and approval are pending), this is an <br />112 <br />aggressive proposal and will present some long term maintenance that the new homeowners <br />113 <br />should be aware of. <br />114 <br />c.At this time, the Engineering department was not presented with any information for the <br />115 <br />alignment or design of water and/or sanitary sewer infrastructure to serve the proposed <br />116 <br />homes. A private sanitary sewer main and water main will be required that will then serve the <br />117 <br />individual private services to each proposed home, and maintenance of these facilities will be <br />118 <br />the responsibility of the HomeOwners Association. Review and approval of this <br />119 <br />infrastructure will occur through the building permit review process. <br />120 <br />d.The applicant shall create and maintain a homeowner’s association for the long term <br />121 <br />maintenance of the private infrastructure.
