Rezonii�� from R-1 to B-1 and E-2 1. The property in question is currently zoned single family immecliately north of the Ban-Con office site on Grandview Avenue. The property �mmediately to the north of the property in question is zoned B-3 at the corner of County Roa� B-2 and Rice Sireet. 2. The applicants propose to canstruct a single building of 6,800 square feet with retail uses on the easterly half and office space on ihe westerly half (Gontiguous to the single family are�a on the west). Tney are therefore requesting rezoning from R-1 to 6-2 for the easterly 166 feet of Lots 4 through 10 and R-1 to B-1 for the remainder of Lots 4 through 10. The applicants have brought in a signed peti�tion ��rom all parties across the street or� contiguous to the properties. Of particular note is the approval of the ccntiguous single family home immediately west of the proposed development. _ 3. A well-done sit� plan has been prepared including provisions for drainage and landscaping. Exterior elevati�ns of the buil�ing have been pre- pared and it would appear that the pruposal will be a very attractive one conforming to the ordinarice requirements in all respects. 4. We suggest that this corner contiguous to Rice Sireet and across the street from the office center is not a likely site for a quality single famiiy home. It would appear that the proposed building done as planned would be an attractive solution to the land use pattern a� this inter- section. 5. We are informed by the State �-lighway Department that they desir�e an additional 17 feet o�F right-of-way along this secti�n of Rice Street. This is a new development inasmuch as �hey have not previously in�Formed us of their desire to expand the right-of-a�ay in this area. We will check with the City's legal counsel to determine the City's responsibilities in view of a recent law rel�ting to this question.
