The property in question is currently zoned single family immecliately <br />north of the Ban-Con office site on Grandview Avenue. The property <br />�mmediately to the north of the property in question is zoned B-3 <br />at the corner of County Roa� B-2 and Rice Sireet. <br />2. The applicants propose to canstruct a single building of 6,800 square <br />feet with retail uses on the easterly half and office space on ihe <br />westerly half (Gontiguous to the single family are�a on the west). Tney <br />are therefore requesting rezoning from R-1 to 6-2 for the easterly 166 <br />feet of Lots 4 through 10 and R-1 to B-1 for the remainder of Lots 4 <br />through 10. The applicants have brought in a signed peti�tion ��rom all <br />parties across the street or� contiguous to the properties. Of particular <br />note is the approval of the ccntiguous single family home immediately <br />west of the proposed development. <br />_ 3. A well-done sit� plan has been prepared including provisions for drainage <br />and landscaping. Exterior elevati�ns of the buil�ing have been pre- <br />pared and it would appear that the pruposal will be a very attractive <br />one conforming to the ordinarice requirements in all respects. <br />4. We suggest that this corner contiguous to Rice Sireet and across the <br />street from the office center is not a likely site for a quality single <br />famiiy home. It would appear that the proposed building done as planned <br />would be an attractive solution to the land use pattern a� this inter- <br />section. <br />5. We are informed by the State �-lighway Department that they desir�e an <br />additional 17 feet o�F right-of-way along this secti�n of Rice Street. <br />This is a new development inasmuch as �hey have not previously in�Formed <br />us of their desire to expand the right-of-a�ay in this area. We will <br />check with the City's legal counsel to determine the City's responsibilities <br />in view of a recent law rel�ting to this question. <br />
