State exactly what is tntended to be done on or with the p�aperty <br />which does not conform with the City code: <br />� With a site of 478,8gp sq. ft., the 0.5 rafiio would ailow <br />239,445 sq, ft. of buiiding, excluding the pa�king levei, <br />terraces, etc. Calculations for the schematic design show <br />approximately 260,345 sq. ft. + of building or an excess of <br />approximately 20,900; FAR = .54 � <br />Supporting arguments for this modification are: <br />�• C.annon areas a�e provided for the p�oject which add extra amenity <br />for fihe residenfis. These include dining and kitchen facilities, <br />lounges, community space, exercise and pool facElities, 1lbrary, <br />hobby rooms, beauty and barber shops, guest �ooms, etc. This is <br />equal to approximately 18,000 sq. ft. <br />2. Less square footage per unit would allow the building to meet the <br />ratio, but would not be in the best interest of the residents. <br />Overali site density (i.e., allowable number of units) is still <br />wifihin aliowable limlts as sef by the Roseville Zoni�g Code. <br />� <br />3. 8uilding configuration sttll provtdes for am le <br />space.
