The Planned Unit Development included a proposed dedication . <br />of portions of the land for park area to the City, as well as the <br />staging of the development in two stages. The applicants are now <br />planning to plat the land into three lots, one of which wil! be for the <br />park land dedication, one for the first stage of development (for <br />mortgage purposes) and one for the s�cond stage of developrnent. <br />2• Attached is a copy of the preliminar lat <br />three lots and a statement from the pplcantsrd sc ibing theirl p�o o al� <br />The three lots are as fol l o w s: P <br />Lot One will consis� of 2.6 acres and H-ill include 42 units of the <br />existing structure and will ultimately house a total of S8 unifis. <br />Lot Two will consist of 5.02 acres end will accommodate the <br />Phase I developm�nt consisting oi 160 units as originally proposed. <br />Lot Three will consist of 2.09 acres to be dedicated to the City, <br />including a reshapi�d ponding �rea and shoreline. <br />3. The City staff has been working closely with the developc. +��ating to <br />the handling of the dreinage, finalization of the development agreement, <br />and the proposed boundary and development of the park pro ert The <br />staff suggests that the proposal, as now submitted, is most cons.istent <br />with the PUD approval and appropriate for Planning Commission and <br />Counsil consideration. <br />4• The proposal, then, is for the approval ofi the Preliminary Plat into <br />three lots as proposed. <br />
