Foilowing completion of the 36-unit bui (di;�gs, the Applicant construGted a chain <br />link fence ��eet in height alony the rautherly property line (�orth oF Judith Av�erwe). <br />A va�iance is �equest�d fo� this fer►�ce, inasmuch as the orciinances o0lows fsnces 2 lf2 <br />Feet high on the property line, but rences highe� thcn that must be set���ack �he same <br />as e structuro *�oiten pleced in o ftrnt yard. The Applicant stotes thet the fence is <br />n�tded to prevent undue pedestricn �-afFic Ehro�►gh th� properties from th� south toward <br />the shopping tenter to tha north. The structures wi II <br />contain 1� osie-bedroom units and 8-two-bedroam units with unciergrouv�d 7�arking <br />spac�s �+qual to th� nucnbe� of units. Accordirrg to the "R-3a" standards, these <br />uni ts wou (d requi re SO, d40 square f eet . <br />4. The �xisting 72�units on the westerly portion of ��� property were construct�d! and <br />opproved far construction prior to the adaption of the new ordinance. Thus, fihes� <br />units were computed at the older requirements of 2,500 for two-bedraom units and <br />1700 for oc���-bedrocm units. Applying these stando�ds, plus a credit fo� �nd�rgraund <br />porking, o� which there is 32 spaces, the re�;varements for the eosterly portior► � th�e <br />��rty �aould be 132,000 square feet <br />
