The listed cpplicants are the owne�s of the property, consisting of approximately <br />3. 6 acres loccted west of the �� rontage on Sne I I i ng Curve ond runn i ng to the <br />� highway right-of-way on $nelling Avenue. A Mr. Raymon�l Nowieki proposed to <br />construct a 36-unit apa�tment structure on the property fronting on Snelling �urve <br />where the soil conditions appear to permit construction of such a building. $oil <br />tests of the area submi tted w i th the app! i cat i on i nd i cate that the remai n i ng area <br />of the land, (weste�ly toward Snelling Avenue) has extremeiy poor soil conditions <br />and would be relatively uneconomic for �uilding at this poin; in time. <br />2. The property immediately to the north is owned by the Highway Department, though <br />� there os a small triangle of un�csab�� land fronting on Snelling Curve at t!�e north-- <br />east comer of the property in qu�stion. 1'here is an existing apartment house to <br />the northeast of the property in questir,n. <br />3. The p�oposed development is a single building 75' x 190' contai-�ing 36 units with <br />36 park�n� spaces in the basement. Complete drawings of the structWre have been <br />pre�pared and appear to be wel) done by Mr. Peter Racchini, an architec�' from <br />St. Paui. A complete site plan h� been prepared with parking to the rear of <br />the stru�cture (away f�om Srielling Curve) for 40 parking spaces. <br />4. At 2500 squere feet of land per unit (allowing 300 square feet of credit per �ach <br />pcarking spac� under ground) the 3G units would �-equire 90,000 square feet. The <br />propetty contains opproximately 157;� square feet, so nbviously there is more <br />than adequate property available to meet tFoe density requirements. <br />5.
