Bentley request for rezoning <br />and special use permit at 500 W. gign�ay 36 and �+99 W. County I�ad B. <br />At the la.st Pl�nning CoIImmi.ssing mee�ing, a public hearing was h�ld. Our engi- <br />neering report indicated that a drainage problem existed. <br />A portion of this property can be drained to the west and be collected by an <br />existing storm sewer on Dale S�reet. The remainr3er of the property drain� �o <br />the east a.nd the south. <br />On the east side of this property in question is an unimproved open ditch. This <br />ditch flos,rs to County F�oad B and under the ro�d through a 2�+" culvert. From tY�ere <br />the water flows southeasterly through another unimproved open ditcb, eventually <br />outletting in Lake McCarrons. It appears that if the ditch on the east were en- <br />closed with pipe and the ditch south of County Road B were improved, adequate <br />drainage facilities woutl�i be available for t�e axaa in quesi:�.on. <br />�e Planning Co�ission recorumendation was to have the Council authorize the Engi- <br />neering Department to prep�re a Feasibility Report on the drainage problem with <br />t:he cost to be borne by the developer. <br />Because the overall drainage district for this area includes pxoperties on the <br />north si�,e of T.H. 36, as well as ather surrounding areas, ii is our recoIIanznda- <br />tion that this report be limited to the stud.y of the dl.tch on the east side of <br />the questioned property arzd. the ditch south af County Road B. It is felt that a <br />report on this complete drainage district is not wa.rranted. at this time. <br />
