The property in question is at the immediate corner of the entranGe to the <br />shopping center off of County Road B-2 and the ►nterchange with Snei I ing <br />Avenue. We have suggested to the applicant at conf�rences at the Viliage <br />Hall, tha� the site proposed for a tires, batteries, and accessories center <br />is inappropriate and does npt conform to the overall plGns submitted first <br />by the Allied Stores peo�ile and lafier by the Dayton Developmenfi Corporation. <br />You will note from the sicetch at the left, that �f a precedent is set for <br />developing such uses along the boulevarc� be+��veen the� shopping center <br />parking and County Ropd B-2, there will undoubtedly b� a whole �tring <br />of suchbusiness uses developed in typical strip fashion along Counfiy Road <br />B-2. You will recall that an overall plan was submitted for the shopping <br />center showing the expanded center wherein the parking is prajected <br />beyond the lines as sh�wn on the sketch at the teft closer fio County Road <br />B-2 and Highway 36, It is essential in our opinion, to out take any action <br />w�hich would prevent this ultimate expansion from occurring as pr�posed <br />by the Dayton D•:velopment Corporation, <br />2. T'res, batteries, and accessories centers are an appropriate use in a shop in <br />center area, but it is most importanfi that these uses be developed within p 9 <br />the center and adhering to the 100 foot setback required. The �ntent of <br />ths 100 foot setback applying to the shopping center district is,of course, <br />to prevent the very thing that is being proposed here. We suggest that <br />in the case of the Rosedale Center appropriate location for such car care <br />centers would be where the parking lats divide between levels. Such <br />locations can be found and careful�y worked out within the shopping <br />center design without putting them alcng the edges and particularly at <br />key entrance points as proposed here . <br />
